REAL ESTATE NEWS TRI COUNTY

A Note of Care and Gratitude

As our Montrose community faces the challenges brought on by the recent wildfire, our hearts are with everyone affected. We know this has been a time of stress and uncertainty for many, and we want to extend our heartfelt support to all of you.

We also want to take a moment to recognize and sincerely thank the incredible firefighters, first responders, and emergency personnel who have worked tirelessly to protect our homes, land, and loved ones. Your bravery, dedication, and quick action are truly inspiring, and we are deeply grateful for your service.

To our neighbors and friends—please continue to take care of yourselves and one another. Montrose is a strong and resilient community, and we’re proud to be a part of it.

Warmly,
The Berkshire Hathaway HomeServices Colorado Properties – Montrose Brokers

Second Half of 2025 Expected to Yield More Activity

Mesa County’s real estate market saw a sluggish first half of the year with unit sales increasing almost 4%. The positive news is that inventory that many buyers have been waiting for has grown over 15% compared to 2025. This bodes well for a solid second half of 2025 when the majority of buyers enter the summer and fall market.

Sellers today, whether on the market now or contemplating a move, need to evaluate the market carefully and price for today’s conditions. While pending sales are higher, they have not matched the elevated inventory. Unique homes, new construction, and properties priced at or even slightly below perceived market value is where sellers are seeing the most activity. Given the breadth of available homes, sellers will be tasked with ensuring not only their pricing is in-line, but also their home. Preparing for a summer sale and aligning your home for the best possible activity and ultimate sale price is an art as much as a science. From exterior appeal to staging, minor improvements and pre-inspections, if you are considering a sale this summer, let’s talk about how to best position your property to maximize its appeal to the most number of buyers.

Beyond real estate, be sure to get outside and enjoy everything the valley has to offer. From arts and entertainment to our diverse recreational opportunities, the valley is alive and teeming with options for everyone. Whether you are in town or planning a visit, I look forward to connecting with you in the near future – on the trail, the golf course, river, farmer’s market, or concert.

Enjoy this special season in the valley!

Statistics are provided by the Colorado Real Estate Network and calculated by area. Call me for information on statistics that are specific to your neighborhood. I also have monthly and quarterly market trend reports that I can schedule you to receive so please let me know if you have an interest in receiving this type of information monthly.
